Q: How much do you charge for home inspections?

A:  Our fees are based on square footage and whether they are 3 or 4 season homes. The average home of 1200 square feet is $285. For actual price for your home, call us for a quote!

Q: How long does an inspection take?

A: Inspections of single-family homes take around 2+ hours to inspect, longer if there is a septic inspection and pumping.

Q: Should I attend the inspection?

A: Of course! We encourage you to attend the inspection so that we can discuss our findings with you, and so that you can learn more about your home, or prospective investment. But, if you are unable to, we understand with todays work schedules that it is not always possible. Our report is comprehensive with lots of pictures. If you have questions after reviewing your report, we ask that you contact us immediately.

Q: Do you inspect cottages, rural homes septics or wells?

A:  Yes, we inspect all types of homes and businesses. However, Miller Home Inspection Service, LLC can only perform visual, inspections of wells and septic systems. We have the water tested for bacteria and nitrates in our standard water test. The testing is done by a state licensed laboratory in Colfax Wisconsin. Note: we are not licensed code inspectors and do not inspect for current code. All systems installed should have met the requirement of the code that was in place at the time of installation, this includes well and septics. We have a Wisconsin Pump Installers License #7439 for wells and safe water tests.

Q. Isn't it expensive getting my home inspected? Is it something that I can afford to do?

A. Buying a home is the smartest financial decisiion you will ever make. Mortgage rates are more flexible today than ever and tax allowances favor home ownership.
Not getting your home inspected can be more costly! Could you afford to find out after the close that you need a new furnace? Most lenders will allow the cost to be added to your closing statement to be paid at the time of closing. We work with our clients if this the only way for them to pay for it.

Q. What about getting someone because they are cheaper than you?

A. We have been in business since 1996 and have done over 5000++ inspections in NW Wisconsin. We have a great reporting system that is a narrative, NOT a carbon report with check marks. We believe that you should have something tangible in your hands and that your report should have information about your home.
